The problem I have always ran into with tenants is that they will claim that the pet they own is a god compaired to other pets and that he or she is well trained etc etc only until the point whereas a lease has been signed. From that point we find out that the God pet is lucifer. Even when the pet is well trained and well kept they always leave behind the smell of an animal. Think of it, the average lease is for one year. So for one year there will be a sweating shedding chewing urinating animal leaving behind its legacy in my unit. Then the owner will ask why the deposit isnt returned. Well the carpet is either ruined or in need of repair not to mention a professional cleaning and nothing gets rid of pet odor better than fresh paint. Think about it, the next tenant doesn't want to live in the left over rank of someone animal. So needless to say I charge a non refundable pet deposit which includes the cost of painting and professional carpet cleaning as well as extra for dogs because then I need a landscaper to level out the yard where the beast has dug holes for the past year. Sorry but if you want to rent and you own a pet dog or cat then it will cost you the expense of returning the unit to the condition it was when you rented it.

I'm glad that you at least accept pets. Your language, however, concerns me. There are a few things you can do that don't even require much effort on your part to assure a good outcome. Instead of charging outrageous amounts for deposits, read the article or at least scroll down to the tips for landlords. You will find advice there that could save you hundreds, maybe thousands of dollars.
